Vistry Group (LSE:VTY) has secured £350m under the first allocation of the government's £39bn Social and Affordable Homes Programme (SAHP), and has been reconfirmed as a Strategic Partner in the programme, the housebuilder announced.

The award is the largest possible in this phase and significantly exceeds the first tranche Vistry received under the previous programme, and will fund the delivery of more than 3,000 affordable homes.

Vistry, which focuses on partnership housing delivery across the UK, said it has identified immediate opportunities to deploy the grant this year and plans to deliver further homes by working alongside other Strategic Partners, Mayoral Strategic Authorities and councils as they commit funding from the initial £9.58bn allocation.

The group already operates in all the Mayoral Strategic Authorities named in the announcement and has existing relationships with 29 of the other 32 strategic partners confirmed.

"Vistry has received direct grant funding awards under successive affordable homes programmes for nearly twenty years, and this award reflects our established track record", said chief executive Adam Daniels, adding that the wider Homes England announcement will create over 73,000 new homes.

Vistry's total funding as a Strategic Partner under the 2021-26 Affordable Homes Programme reached £278m, delivering more than 3,500 additional affordable homes, up from an initial 2021 award of £83m.

News Intelligence what this means for the company

Vistry has secured £350m in grant funding under the government's Social and Affordable Homes Programme—the largest award available in this first allocation—to deliver over 3,000 affordable homes. This exceeds the £278m the company received under the prior 2021–26 programme and signals sustained confidence in Vistry's delivery track record as a Strategic Partner, positioning it to capture a meaningful share of the £39bn total programme.

Investment case

The award materially strengthens Vistry's near-term revenue visibility and cash generation from its Partnerships division, which operates on lower margins but provides stable, contracted income. Combined with management's 2026 transition focus on lower financial leverage and sustainable profitability, this grant deployment should support progress toward the company's stated net cash targets without requiring equity dilution.
