GPE showcases materials reuse at flagship St James's development

Great Portland Estates says 30 Duke Street has reused 450 tonnes of structural steel and 21 tonnes of Portland stone, as it hosted an industry event highlighting circular building practices.

Great Portland Estates (LSE:GPE), the central London office landlord and developer, told investors it has hosted its first "Seeing is Believing" event at 30 Duke Street in St James's to showcase circular building techniques across its development pipeline.

The event drew industry leaders and supply chain partners tied to "Circularity in Practice", a voluntary, business-led initiative inspired by King Charles that promotes materials reuse across construction.

At 30 Duke Street, GPE reused 450 tonnes of structural steel sourced from another of its own developments and returned more than 400 tonnes to the wider market for future use.

The building also incorporates recycled aluminium window frames, a recycled glass facade, and 21 tonnes of Portland stone salvaged from the original French Railways House on the site.

Original staircase marble and mosaics have been retained, alongside reused raised access floor tiles throughout.

GPE noted the scheme is fully pre-let ahead of practical completion, following a new headlease agreed with The Crown Estate, underlining the commercial appeal of the circular approach. Across three schemes, including 2 Aldermanbury Square and The Delft, GPE has reused more than 500 tonnes of steel and sent 34 tonnes of recovered glass to Saint-Gobain's Glass Forever recycling scheme.

"Circularity is no longer an ambition for GPE, it is becoming part of how we design, procure and deliver our buildings", said Frank Blande, GPE's head of sustainability.

GPE said its Circular Economy Focus Group is now working to extend reuse principles across concrete and fit-out materials, alongside addressing insurance and warranty barriers to wider adoption.
