LondonMetric Property, the real estate investment trust focused on logistics and long-let assets, has sold seven assets for £85 million since its July trading update.

The disposals were struck at a net initial yield of 5.3%, in line with book values as at March 2026.

Two Ramsay Health Care hospitals in Truro and Salford, let for a further 11 years, sold together for £59.1 million, with completion expected shortly.

The sale cuts LondonMetric's Ramsay hospital count from 11 to nine and reduces its rental exposure to the operator to 8.4% of total rent, down from 9.1% at the end of March.

Two logistics warehouses in Ripon and Normanton fetched £13.0 million, a Lidl store in Basildon let for a further 17 years sold for £8.8 million, and two Travelodge hotels in Chippenham went for £4.1 million.

That brings Travelodge disposals to 17 hotels this financial year, trimming LondonMetric's rental exposure to the hotel chain to 4.1% of total rent from 4.9%.

Total disposals this financial year now stand at 32 assets for £175 million, against £62 million of acquisitions at a 5.9% yield, including a £20 million forward funding of a Tesco-let foodstore in Nuneaton.

The company is under offer on a further £140 million of acquisitions at yields above 6%, targeting long-let assets with tenants including Lidl, M&S, Tesco and Waitrose.

"We have made excellent progress in selling further non-core assets over the past two months," said chief executive Andrew Jones, adding the group expects to transact on several reinvestment opportunities "shortly".
