Helical (LSE:HLCL) has completed regears and a new letting across six floors at The Bower, on London's Old Street, totalling approximately 60,000 sq ft.

The transactions will generate £4.5m of annual contracted rent, are in line with March 2026 ERVs, and comprise Fin taking the seventh (12,400 sq ft), eighth and ninth floors of the Warehouse (17,400 sq ft combined) and Fresha regearing 29,700 sq ft across three floors in the Tower.

Fin's leases now run to 2037 with a break option in 2032, and Fresha's regeared term also extends to 2037 with a 2032 break option.

"These new leases with Fin and Fresha reinforce the continued appeal of The Bower as a best-in-class campus and underpin our strategy of actively managing and enhancing the asset," said Matthew Bonning-Snook, Chief Executive.

The letting of the seventh floor increases overall occupancy at The Bower to 93.7%, and with further space under offer will take occupancy to 96.6%.

JLL and Compton advised Helical, CBRE represented Fin and Making Moves acted for Fresha.
